10 Tips To Prepare For A Home Inspection


Preparing for your upcoming Home Inspection is essential to ensure your Inspector has the proper access space to perform the inspection. Here’s some quick tips to prepare for your upcoming Home Inspection. We look forward to working with you!

#1) Make Keys Available

Most times your realtor has installed a lockbox or has keys to your property. Don’t forget to include any keys needed for things like your sheds, garage & outbuildings.

#2) Turn On Utilities

A home inspection includes functional testing of key systems. If utilities have been shut off, or if the home is vacant, reconnect your utilities. Make sure the electrical and plumbing services are on before your scheduled inspection.

#3) Replace Blown Light Bulbs

Your inspector will check lights inside and outside as part of an inspection. A blown bulb in a fixture will cause your inspector to note inoperative lights in a home. The home inspector won’t know if the light is defective due to just a blown bulb or an electrical problem.

#4) Clean Up Key Areas

Clean up around key areas of your home & yard so the inspector can access crawlspaces, staircases, drainage access point, se, etc.

#5) Tidy Up Your Basement

Make sure there is an unobstructed path down the steps and through to your furnace, HVAC, water heater, or anything else that would require inspection.

#6) Clear a Path to the Attic

Yup.. We’re going to go into the attic. In many cases the hatch may be located in closet or small area. Having easy access is important so we can get up and take a look around.

#7) Check Smoke and Carbon Monoxide Detectors

Change the batteries in your smoke alarms and carbon monoxide detectors if they are six months old, or older. Old batteries could begin chirping at any time. The home inspector will inspect the smoke and carbon monoxide detectors for operation using the test button on the detectors. Check the test button to be sure it’s functioning correctly.

#8) Clear Access To Electrical Panel

The examination of the electrical panel is an essential part of the home inspection. Your inspector will need to access and be able to remove the cover panel for assessment. Make sure the home inspector has a clear walking path to the electrical panel. Remove any items or furniture that could obstruct access.

#9) Clear Access To Water Heater

Your inspector will need to examine the water heater as part of the inspection. They will need a clear path to examine the water heater tank, supply pipe connections, the main service disconnect, and other components. Ensure your home inspector has a clear walking path. Remove any belongings that could obstruct access to the water heater.


#10) Clear Access To Air Exchanger

If you have a split heating and cooling system, you’ll likely have an air handler or furnace located in the attic. Your home inspector will need to clear access to the air handler to examine the unit, ductwork, condensation drain pipes, and pan under the unit. Make sure personal belongings stored in the attic do not block access to the unit.
